ALCOHOL PLANT ADAPTIVE REUSE FEASIBILITY

Identified for potential reuse as part of the Bellingham Waterfront District master plan, the old Georgia Pacific Alcohol Plant is poised for adaptive reuse as an activated public and commercial space along a new green-way park. The 34,000sf masonry structure includes a “tank room” which is well-suited for large events and retail tenants which will enliven the waterfront district, and a 4 story tower with mezzanines offers ideal commercial space. Consideration of an adjacent residential tower with recreation spaces could optimize the FAR for the site, and further activate the district as a mixed-use project. In addition, the repurposing of several large digester tanks on the site is also being considered. They could potentially become an interactive public art feature while acting as beacons for the larger master plan.
